Part of the former JC Penney building at Regency Mall is being dismantled ahead of new businesses opening there.

Learsi & Co., owners of the building, announced in June that Ross Dress for Less and Party City would occupy 40,000 square feet of the approximately 65,000 square feet available on the first floor. The plan is to attract at least two additional tenants.

JC Penney sold the store, 5900 Durand Ave., to Learsi & Co. in November for $2.5 million.
